Downsized in downtown Duluth: office tower project shrinks

A 15 story corporate tower to be built in downtown Duluth will be downsized to 10 to 12 stories, and an attached parking garage will hold 500 spaces instead of the original plan for 600. The downsizing will shave $10 million off the price of the building, known as the 425 Project.

The Duluth News Tribune reports the city council got the update at a Monday meeting.

The council also heard that construction of the building will get a later start which will push back the completion date to December 2015 instead of August 2015.

Maurices, which is headquartered in Duluth, will invest $50 million instead of $30 million. The building is being downsized because of concern that office space could be leased. Maurice's plans to use five to six floors and own the building with the rest available to other businesses.

The Business Journal reports that several Twin Cities firms are involved in the project, including LaSalle Development Group of Bloomington and RSP Architects of Minneapolis, which is designing the tower.
