Planners choose 36-story tower with 'boutique' Hilton for downtown site

This is the design chosen for a new high-rise development on the former Nicollet Hotel site in downtown Minneapolis, which is expected to house a "boutique" Hilton hotel.

The 36-story, mixed-use tower has been designed by United Properties, and was chosen out of three proposals put before a City of Minneapolis review team, it was announced Friday.

The city had asked for an "iconic" high-rise building to fill the site at 30 Third Street South, opposite Minneapolis Central Library, and believe they have a winner in the form of Pohlad family-owned United, who bid the most for the property, and proposed the most expensive development.

The proposed tower would provide space for 300 apartments and a 182-room hotel, which the Business Journal says is likely to be home to one of Hilton's new "Canopy" brand hotels aimed to the Millennial generation.

The Star Tribune reports that the plan also includes street-level retail and restaurants, skyway-level office space and possibly a charter school. The tower meanwhile will have LED lighting displays sympathetic to the nearby Mississippi River.

Four proposals were submitted to the City after it announced in October it wanted bids to fill the site, which has been a parking lot since the historic Nicollet Hotel was demolished in 1991.

One of the proposals, for an 800-foot tall tower from Duval Developments, was taken out of the running by the City two weeks ago.

The United designs will go before a public Downtown Minneapolis Neighborhood Meeting on Monday, February 16, and will then go before the City Council for approval in April.

Provided there are no delays, construction should begin in early to mid-2016.
